Methodology
Census Bureau Population Estimates Program (PEP), Vintage 2025 city and town totals (file SUB-EST2025), incorporated places only (summary level 162), which is how the Census Bureau publishes official city estimates. Growth is the percent change from the July 1, 2020 estimate to the July 1, 2025 estimate, computed by us; the 1-year change compares the two latest years of the same vintage. Each vintage revises all earlier years back to 2020, so figures may differ from older published estimates. Estimates are built from births, deaths, migration and housing-unit data, using current city boundaries, so growth through annexation counts as growth. Census-designated places (unincorporated communities) are not covered by city estimates and are not listed, except Urban Honolulu, which the Census Bureau estimates because Hawaii has no incorporated cities. Cities are included when their 2025 estimate is at least 65,000.
Puerto Rico and other US territories are not included. Rankings use competition ranking: tied values share a rank.
Frequently asked questions
What is the fastest-growing city in the US?
Among cities with 65,000+ residents, Georgetown, TX, whose population grew 55.6% between July 2020 and July 2025.
Which cities are losing population?
Sort the table from the bottom: Jackson, MS had the weakest change at -7.7%. Cities with negative values have fewer residents than in 2020.
Are these Census counts?
No. The decennial census counts everyone every ten years; between censuses the Census Bureau publishes these annual estimates, which are the official figures used for federal funding formulas.
Why is a fast-growing place I know missing?
Only incorporated cities and towns with 65,000+ residents are listed. Many fast-growing suburbs are unincorporated (census-designated places) and have no official annual estimate.
