Property Tax Rates by County (Effective Rate, All US Counties)

Data: 2020–2024 ACS 5-year estimates Updated: Source: U.S. Census Bureau CSV

Property taxes are set locally, so the county you live in matters far more than the state. This ranking covers all 3,130 US counties and county-equivalents (parishes, boroughs, independent cities) by effective property tax rate: real estate taxes homeowners actually paid as a percentage of their homes' value, alongside the median annual tax bill and median home value.

Camden County, NJ has the highest effective rate at 2.47% of home value per year, while Northwest Arctic Borough, AK has the lowest at 0.00%. The national rate is 0.94%, and the median county sits at 0.74%. Use the state filter to compare counties near you: a difference of half a percentage point is $1,500 a year on a $300,000 home.

Methodology

Calculated from Census Bureau American Community Survey 5-year estimates (2020–2024) for owner-occupied housing units: aggregate real estate taxes paid (table B25090) divided by aggregate home value (table B25082), computed by us. The median tax bill is from table B25103 and the median home value from B25077; both are top-coded by the Census Bureau ($10,000+ and $2,000,000+) and capped values are shown as the cap. We use 5-year estimates because 1-year estimates exist only for counties with 65,000+ residents; 5-year figures pool five years of survey responses, so they cover every county but move more slowly, and very small counties have wide margins of error. Values and taxes are reported by homeowners and include all local levies on the home (county, city, school and special districts). Counties where the Census Bureau does not publish a median home value or median tax (too few sampled homeowners) are left out. Rates near zero in Alaska are real: most of its census areas lie in the Unorganized Borough, which levies no areawide property tax. Connecticut appears under its planning regions, which replaced counties as county-equivalents in Census data in 2022.

Puerto Rico and other US territories are not included. Rankings use competition ranking: tied values share a rank.

Frequently asked questions

Which county has the highest property tax rate?

Camden County, NJ, at 2.47% of home value per year in the 2020–2024 American Community Survey.

Which county has the lowest property tax rate?

Northwest Arctic Borough, AK, at 0.00%.

How do I estimate the property tax on a home in a county?

Multiply the home's value by the county's effective rate. A $300,000 home in a county with a 1.20% rate would pay about $3,600 a year. Actual bills depend on assessment rules, exemptions such as homestead credits, and the city and school district.

Why does this use 5-year data?

The Census Bureau publishes 1-year American Community Survey estimates only for areas with 65,000+ residents, which covers fewer than a third of counties. The 5-year estimates cover all of them.

Why is there no map?

A map of more than 3,000 counties would make this page slow to load on phones, so we show the full sortable table and a distribution chart instead. The state map is on our state property tax ranking.
